High Water Bill? You may have a leak – How to check

Are you seeing an unusually high water bill?

  • Check your toilets to be sure that there is not a leak/faulty plumbing
  • If there is no issue with the toiles you may have a leak in the irrigation system.

How do I check to see if there is a leak in my irrigation system?Water meter

  • Check the house water meter.
  • On the meter there is a little red triangle that spins when water is being used. If water is not being used in the house and the red triangle is spinning (maybe slowly) it could mean that water is leaking in the irrigation.
  • To confirm, just shut the valve inside the house that supplies the sprinkler.
  • If the triangle stops spinning, you may have a leak in the system
  • Alliance should be contacted.

At the Clubhouse, there was a leak in the irrigation system; following the procedure (above) was helpful. The procedure was also used by a resident to diagnose a leak.

Severe drought restrictions lifted: Odd/Even watering now in place

10/4/2022: The Town Council voted at its October 3rd meeting to institute Level 1 watering restrictions, now that we are out of severe drought status.
The restrictions are as follows:
1. Lawn watering by EVEN numbered addresses is permitted on EVEN numbered days.
2. Lawn watering by ODD numbered addresses is permitted on ODD numbered days.
3. Lawn watering shall not occur on any day between the hours of 8:00 a.m. and 7:00 p.m.

The Londonderry Town Council announced on
August 16th
that we will now follow

Reminder: Septic tanks should be pumped every 3-4 years

7/24/2020 Piece of information, from septic pumpings on 7/23. The filters on two homes’ tanks were clogged. These tanks had been pumped three years ago. The danger of having a clogged filter is that the septic can back up into the home.

Neighbors,
Recently a number of our neighbors have had their septic tanks pumped because of recommendations made by the Septic Task Force.  Those recommendations were provided to all Unit Owners in June 2018.  It has now been 4 years since our community has been completed and thus, it is highly recommended that all septic tanks be pumped.
If you have misplaced the package of information and guidelines you received from the Septic Task Force, replacement packages are available.

It has come to the board’s attention that some residents are unaware of how to file a work order to request maintenance
 
Work orders are the most efficient way to report an issue or problem with landscaping or maintenance etc. They are less likely to get lost and can be more easily tracked  than an email or phone call. You are also much more likely to get a timely response to your problem.
 
Here is how to submit a work order:
2. Click on “New Star Portal” button. 
3. Enter your email address and password in the appropriate boxes and click on the “Log In” button.
4. Click on the “Request Maintenance” button on the right hand side of the page.
5. Enter your issue or problem in the box under the “What needs attention?” caption and click “Next”. 
You should receive a reply within two business days.

Property Maintenance Notices – October 2018

October 24:       The driving range nets will be packed away for the winter by New Star staff. Get your practice in while they’re still up!

October 24:        Attached is a letter from Alliance outlining plans for pruning, scheduled for Wednesday, October 24th.  If you do not want your plants pruned be sure to take the necessary steps to prevent such pruning.

October 24:        Weather permitting, New England Sealcoating will be crackfilling throughout the complex. Mainly the filling work targets the streets; however, in some cases where there is a crack at the interface with the street, these will be filled as well.

October 19th:      Alliance will be applying two treatments to the lawns: a fertilizer application and a lime application.

October 11 & 12: Signaling the end of the season, Alliance blew out our irrigation systems.

October 9:           Upon follow up inspection of turf, Alliance recommended another treatment of insect killer which will be follow up two more times next spring. This treatment was performed.

Property Maintenance Notices – September 2018

Landscaping Update: Trees, Overseeding & Slice Seeding

New Star has advised on a number of landscaping details you will be seeing around the community.

  • Beginning the week of September 17th, aeration and overseeding will begin for the entire complex running from the street to the fronts of homes (or about 30′ from the street for common areas). For areas that were severely burned or damaged during the summer, these locations will have slice seeding applied. Slice seeding is a more aggressive application of seed with a higher density of seed spread.
    (The cost to HW for this service is $4400.)

    New Star is collaborating with Alliance to determine whether mowing will occur the week of the 17th. They want to be sure that they are not removing/disturbing freshly planted seed. They will advise as the 17th approaches.

  • Leaners & Dead Trees: On the 14th of September, weather permitting, Alliance will be cutting down leaning and dead trees that are on the periphery.
    (The cost to HW for this service is $2650.)

  • Lawn Maintenance Notices – August 2018

    Good Morning Hickory Woods!

    With the rain from yesterday (8/22/18), Alliance has delayed the round up application until Friday. In further conversation, I wanted to clarify that the round up is for weed control in the mulch beds as well as stone cover (around buildings).

    Crabgrass in the lawns has already been treated; in many cases twice. While the crabgrass presence has been significantly mitigated, its presence is still seen. As colder weather approaches, the remaining stragglers should be die off naturally.

    At the Board Meeting yesterday there was a question on Alliance’s cutting by the retention pond and common area on the lower section of Quarry. Upon review with Alliance, these areas are being cut. However, as these areas are relatively new (in terms of lawn), there is a preponderance of crabgrass and weeds which tend to emerge first in new lawns. These weeds grow faster than lawn grass. While it appears that the area isn’t being cut, it’s the weeds growing faster than surrounding grass.

    Alliance will be running a double application of aeration and overseeding for these relatively newer areas this fall. As the lawn becomes more established, Alliance will more aggressively go after the weeds in this year in 2019 and we can expect a more consistent looking lawn area.

    Lawn Maintenance Notices – July 2018

    We do trust you’re enjoying the summer season. As we’re in the middle of it now, I wanted to relay some information relating to crabgrass management as well as clarify operations related to sprinkler adjustments and repairs.

    First, on crabgrass… As you’re probably aware, this stuff is a very resilient weed. To beat crabgrass, the Association applies a crabgrass preventative that is pre-emergent early in the season. While Alliance expects that the pre-emergent treatment to hold back about 90% of the weed; as temperatures rise into the 90’s the pre-emergent crabgrass barrier starts to break down, allowing crabgrass to grow…and requiring a post emergent treatment.

    Alliance applied the post emergent treatment on July 16th that also included fertilizer and grub control. (This application is the Association’s 3rd treatment for the year). For crabgrass, the post emergent weed killer takes between 7-14 days to take effect. After 14 days, Alliance will follow up to treat any remaining weed spots. Crab grass is a problem and Alliance is hunting the weeds down…but, you may see some weeds as the summer progresses.

    As noted earlier, while unit owners actually own their sprinkler systems, the Association is responsible for opening the system in the spring and closing down (blowing out) in the fall. During mid season (beginning early August), Alliance will be making adjustment check of all heads. This is strictly an adjustment, if there are broken heads, they will be flagged and the homeowner is responsible for the actual repair and follow up. (You may use Alliance if you wish).

    If you have sprinkler concerns regarding your controller, heads, repairs or an adjustment that is outside of the Association’s mid-season check, you may call Alliance directly (603-622-1111) to arrange for your personal service. (You can also choose an alternate vendor or do-it-yourself). For your information, I understand an Alliance service call is billed at $55 (1 hour). To give you an order of magnitude, the cost for a replacement head (part only) is $20.

    Hopefully, you found the crab grass discussion helpful? No doubt, this will be a recurring theme every season.

    In order to protect the health of the grass, Alliance will postpone mowing until next Wednesday, as the grass it currently too short and mowing may damage it. Alliance will be on site today to keep up with the weeds and line trimming, though.

    Based on community input and further discussions with Alliance, we have revised our “mid season” irrigation adjustment/repair plan.

    First, Alliance will start the mid-season adjustment process about August 1st and it will likely go about 3 days. The irrigation team will check the heads and adjust as necessary, all part of the contract. However, if a head is determined to need replacement, Alliance will “flag” the head in the lawn and not immediately replace the component unless a unit owner is on site and agrees to the replacement and costs. If the unit owner misses the Alliance visit and a replacement is required; the unit owner can either address the issue on their own or call Alliance for a follow up visit.

    Frankly, while the initial concept was well intended and likely the most cost efficient solution to replacing heads assuming 3rd party service, the appearance of an invoice for a part that wasn’t ordered by the unit owner is a tough proposition. We understand that and, consequently, revised the original plan.

    Separately, in my discussions with Alliance, we talked about optimal watering schedules given the hot weather. During these hot weeks of summer, the grass probably needs a minimum of 40 minutes in the early morning. Alliance mentioned that possibly another 30 minutes in the evening might also be helpful.

    Finally, you may have noticed the emergence of crab grass. In the next fertilization round, Alliance will be delivering crab grass treatment and grub preventative. We’ll advise when the application is expected.

    Lawn Watering Notice

    Dear Hickory Woods Homeowners:

    This message came in today from Glenn at Alliance Landscaping:

    We notice a lot of dry lawn areas at Hickory Woods.

    We suggest that the home owners at Hickory Woods turn up their run times on their irrigation clocks.

    This could be done by turning up the seasonal adjust on the clock, to 125-150%.
    This will help in the month of August.

    If a resident would like help doing this, they can call the office at 622-1111 and schedule an appointment. There would be a service charge for this.

    INSTRUCTIONS FOR ADJUSTING
    RUN TIMES FOR IRRIGATION CLOCKS

    Glenn from Alliance Landscaping called to offer these easy instructions to adjust your run times on your irrigation.

    Increase irrigation for hot weather:

  • Dial to ‘Seasonal Adjustment’ you will see 100% on screen
  • Select ‘+’ and increase in 5% increments
  • Set to 125% at least, this will increase watering time in each zone
  • Return dial to Auto

    At end of hot weather:

  • Select ‘-‘ to decrease back to 100%

    If you need to call Alliance to have them do this for you, there will be a $55 service charge.

  • Spring Landscaping Calendar

    The schedule below was amended as follows on 5/11/17:
    (Please be advised that due to schedule delays caused by ongoing weather, mulch installation has been pushed out to next Monday, May 15. Weekly mowing will start next week as well.)

    Following is a quick update on spring landscaping activities:

    LAST WEEK (4/17/17)
    – Plow cleanup, begin turf repair from winter damages, de thatching, sweep thatch, edge mulch beds, blow out leaves under decks.

    THIS WEEK (4/24/17)
    – Finish last week’s cleanup, edging and repair activities
    – Apply spring fertilizer (as weather permits)
    – Irrigation Startups – irrigation head repairs, timer setting (we’re still on odd/even day watering restrictions. This will be reevaluated at the May town meeting)
    – Begin mulching association maintained areas by week-end. (mailboxes, tree rings, front and side yards as originally installed).

    NEXT WEEK (5/1/17
    – Finish mulching and irrigation setups.

    MULCHING OF OWNER MAINTAINED AREAS:
    Some units have made efforts at their own expense, to landscape and improve the areas behind their units. To assist homeowners wishing to purchase mulch, Alliance can provide the association’s standard ‘Premium Red’ hemlock/pine/spruce mix mulch as follows:
    – $65/yard installed as directed by owner.
    – $35/yard delivered to the driveway.
    – Contact Alliance at (603) 622-1111 and speak to Mia to order, or to request a visit from Glenn or Nick to estimate your mulch requirements. Alliance can take your credit card over the phone.

    OTHER LANDSCAPING NOTES:
    – Normal mowing days will be on Wednesday again this year, but could vary based on seasonal conditions.
    – Weed spraying and pulling from stone and mulch beds will start in June and continue through September. We will send out a message again when this begins.
    – Trimming of the back hill on Tavern Hill and Black Forest will occur 3x per season. 1st trimming is planned for June, but that schedule will be evaluated throughout the season.
    – Shrubs and ornamental trees will be trimmed in July and August.

    NETS INSTALLATION
    A quick non-landscaping related note: we are tentatively set to have our nets installed on Thursday in the recreation areas behind the clubhouse, and be ready for the weekend. Rainy weather will be a factor throughout the week however, so if this should change, I’ll send out a quick message to the community.

    Winter Storm Clean up – Snow removal process reminder

    Good Morning Hickory Woods Residents –

    We are expecting snow to begin today with the snow ending by early Friday morning, we wanted to send out the SNOW REMOVAL PROCESS for the community once again so that everyone has a moment to review before the storm begins. (below, and attached).

    1. PLOWING STARTS AT 2 inches – Contractor will keep all roads and driveways PASSABLE throughout each storm and will generally begin plowing before 2 inches of precipitation has accumulated, and no later than when municipal plowing begins and roads and roads will be kept open with no more than 3 inches of accumulation throughout the storm.

    2. IN EXTREME STORMS with accumulation of more than 1 inch per hour when the above criteria may not be achievable, the contractor will plow roadways at least once every 3 hours, and driveways, walkways and parking areas once each 6 hours through the storm.

    3. MIDNIGHT TO 6AM – Contractor will have roads and driveways passable by 6AM for storms that start after midnight.

    4. PRIORITY DRIVEWAY CLEARING – If you are an early morning commuter and must have your driveway made passable prior to 6AM, please contact Alliance directly at a 603-622-1111 and ask to be added to the priority driveway clearing list carried by the plow drivers.

    5. CLEANUP OPERATIONS
    a. AFTER STORM CLEANUP WILL BE COMPLETED WITHIN 10 HOURS OF THE END OF A STORM. Contractor is responsible for after storm cleanup consisting of: clearing driveways & walkways to their full width, clearing all catch basins, shoveling steps to front door (NOTE: Not responsible for scratched decking!) clearing parking, clearing hydrants, and using ice melt salt on roads and driveways as conditions dictate. Caution will be taken not to pile snow over electrical boxes.

    b. BACK DECKS/PATIOS AND GENERATORS – Alliance will clear back decks and patios on a fee basis, for $30.00 per patio/deck and $15.00 per generator for requests submitted by December 15, or $45.00 per hour for requests received after December 15. Roof raking is available for $55.00 per hour on an On-call basis. Billing will be done by Alliance. Contact Alliance at 603-622-1111 to be put on this list.

    6. VEHICLES IMPEDING SNOW REMOVAL – Any vehicles left on the road or at the clubhouse that impede the snow removal procedure are subject to towing.

    Meeting to discuss snow plowing

    To: Hickory Woods Residents,

    The Board and our property manager met with Alliance yesterday (12/21/2016) to talk about how the snow plowing is going. During the meeting, we discussed the concerns that were brought to our attention by a few residents and also discussed the Board member views on how the snow plowing is going.

    Alliance said that they removed the boards at the ends of the driveways before starting to plow. They are concerned that the board could go flying and damage property. They said that they understand the desire of some unit owner to put the board back, but asked unit owners if they could remove the board from the end of the driveway ahead of future snow storms.

    We discussed the timing of the plowing. How long it takes to get your driveway plowed out depends on where you live in the development and where Alliance starts the clearing process. Alliance said that the driveway plowing on Quarry and Pepper Hill Roads takes longer times because these driveways have not received their finish paving. The plowing equipment needs to maneuver more carefully over the rough driveways.

    Alliance agreed to alternate the starting point for the plowing between Tavern Hill Road and Quarry Road. So, on average, everyone should experience about the same time from the end of the storm to having the driveway cleared. Alliance has also agreed to add another person shoveling. This should help move the clearing along a little quicker.

    The Board and our property manager will continue to meet with and work with Alliance to find ways to improve the process. If you experience problems or have suggestions, please let us know at bodinput@hwcommunity.info.

    Rear Deck and Generator Snow Shoveling Service Available

    Good afternoon Hickory Woods Residents –

    This is a reminder that for 2016-2017, our snow removal vendor, Alliance Landscaping, is offering a shoveling service to homeowners that sign up prior to December 15.

    Areas will be shoveled at regular intervals. Not every storm will require shoveling and shoveling will generally be done the day after the storm, not the day they are doing plowing and cleanup.

    RATES:
    Patio/Deck – $30.00
    Generator – $15.00

    For those that don’t sign up by December 15th, requested services can still be performed, however they will be billed at Alliance’s standard labor rate of $45.00 per man hour with a 1 hour minimum.

    **Roof Raking can be done on an On-Call basis at $55.00 per hour.

    Landscaping Update–Issued 8/30/16

    I wanted to provide you with a quick landscaping update from Alliance Landscaping….

    – core aeration and over-seeding of the bad-blend of grass areas which we previously announced, will start tomorrow (Wednesday),

    – general pruning of shrubs throughout the community will start tomorrow as well.

    – the tall fescue grass atop of the berm along the top edge of Black Forest will be mowed down.

    Landscaping Schedule – Balance of August–issued 8/12/16

    Please be advised of the following landscaping schedule items from Alliance Landscaping:

    – This week will be the LAST week of limited / non-mowing. They have let things grown a little bit longer to allow the herbicides to work better when they are applied next week.

    – On Monday August 15th, a full round of fertilizer w/ broad leaf weed control will be applied. Also weed spraying of the mulch and stone beds will occur. Hand-pulling of established weeds will occur over the following two weeks once the weed killer has gotten to the roots.

    A special herbicide will be applied to the weak and discolored areas throughout the site to retard future growth of the problematic blend of grass that we have been seeing in some areas.

    – On Wednesday the 17th. a full mow will occur, and the weak and discolored areas will be cut shorter than the rest of the site to help allow the herbicides to do their work on the lower base and roots of the problematic grass blend and to prepare the area for over-seeding.

    – The week of Aug. 29th. Alliance will be aerating the established turf, and aerating/over-seeding the weak lawn areas with the improved blend of grass seed.

    Landscaping Notes–issued 7/6/16

    1 – PENNICHUCK WATERING RESTRICTIONS – By now, everyone should have received a notice from Pennichuck stating that we are now on an Odd/Even day watering schedule, based on your particular house #. As we’ve received several homeowner inquiries, the board wanted to let everyone know that it is a homeowner’s responsibility to make the necessary timer adjustments to their irrigation system. However, if necessary, you may contact Alliance Landscaping directly to hire them to changes for you.

    2 – LAWN – SPOT CUTTING AND HIGH CUTTING – Due to the drought and to protect the underlying root system as much as possible, Alliance will only be SPOT-cutting the lawn this week. Target lawn height will will be about 4 1/2 inches, and only where they deem necessary. If you see some lawns being mowed and others being skipped, that is why.

    3 – IRRIGATION SYSTEM ADJUSTMENTS – On Thursday & Friday this week, Alliance will be doing a mid-season coverage check of the sprinkler heads. The Association is providing this service, which is a basic coverage check to identify non-functional or misdirected heads. During the visit, Alliance will check the operation and make minor adjustments to the current setup. They won’t have time to do major adjustments to the current setup as the work is budgeted to take less than 15 minutes per house. Major repairs or adjustments will still be the responsibility of the homeowner. Should any needed repairs or major adjustments be deemed necessary, Alliance will notify the homeowner directly and inquire about scheduling the work.

    4 – ODD COLORED HYDROSEED – SOLUTION – As you know, several of the areas that were hydroseeded last fall have come up with a rather odd and unintended blend of rye grasses, which have a very light green or even yellowish straw color compared to the brighter green in the intended blue-grass blend. Alliance has had the distributor of the seed mix out to look at the situation, and the distributor has offered to cover the cost of reseeding those areas. Note that this does not include the hydro-seed ‘V’ shaped areas done this spring which naturally have a slightly lighter shade of green than the sod, but will blend in color over time.

    The reseeding will take place in the fall, following a core aeration of the soil. Due to the drought conditions, it is not recommended to seed these areas during the mid summer. In the meantime, Alliance has also done a supplemental fertilizer with a higher iron content that has helped perk up the color a bit (at least prior to the watering restrictions).     Irrigation Instructions–issued 6/21/16

    Alliance Landscaping is advising that homeowners turn up their irrigation system watering duration by either going to the Seasonal Adjustment setting and changing that to either 125% or 150%, or by manually adding time to your runtime.

    Should you need help with this, let me know and I’ll put you on a list for Alliance to go out and help you make the change. It doesn’t look like the heat and drought is going to end any time soon.

    A couple of QUICK notes from new management company–issued 6/3/16

    1 MANAGEMENT TRANSITION – As previously announced, Harvard Management has come on board to assist the Board of Directors with non-warranty maintenance and financial management, effective June 1. We’re off to a fast start with a lot of behind the scenes work already completed to setup Hickory Woods in our finance systems and have been touring the community with the developer and the board to become acquainted with the community maintenance processes. The development company will continue to be your contact for warranty issues.

    2 – WEED KILL APPLICATION SCHEDULED FOR MONDAY, JUNE 6. Please be advised that Alliance Landscaping will be applying week kill solution in the mulch beds and stone beds that are not heavily planted with flowers. Rain day will be Tuesday.

    Alliance performs this service monthly from June through September.

    Re sprinkler systems–issued 4/27/16
    Alliance is currently in the process of turning on the sprinkler systems for the upcoming spring/summer months. During this process, they have reported that some of our residents have shut off their sprinkler valves in their basements. Please note that we have spent $500/per home to add the auto shutoffs. Going forward, as the fall/winter months approach us, please do not shut off the sprinkler valves in your basements, as this defeats the purpose of the auto shutoffs.
