We have grown again…another 6 shelf bookcase and a 3 shelf bookcase. THANK YOU to the Board of Directors for approving the purchase and to Bob McGrath and Rick Jenkins for installing (securing) them.

The Nonfiction books are in the 3 shelf unit. There is a “Biography” section within this nonfiction section.

This Community Library is a celebration of READING and SHARING. It is a collection of good reading books that have been donated so that we can all enjoy them.

11/15/2018 Update – we have 2 new bookcases

Our Community Library is almost a year old and has been quite popular. We have had a steady flow of books borrowed. Thanks to the many terrific donations; HW residents have great taste in books!

FYI – we have about 500 books in our collection.

We have expanded to two additional 6-shelf bookcase to accommodate all the books. Thanks to Ron Daigle and Doug Perrigo for installing the new cases.

Londonderry Senior Resource Committee

John Goglia advises that the Londonderry Senior Resources Committee (SRC) will be presenting feedback from the ten over 55 Londonderry communities to the Town Council on 6/19 at 7:00 PM. Included in that presentation are several issues relevant to HW including senior property taxes, road maintenance, road lighting and more.

The SRC is presenting their outreach findings and only the town council has the authority to address any of these issues. These town meetings are televised on local channels 2 or 3.

The assistant town manager is already looking into solutions to address current and future senior transportation issues as identified previously by the SRC. John G. will keep us apprised of any action or non-action taken by the town on senior issues for the next couple of years.

7/29 Kayak Excursion in Groton on Nashua River

Kris and I are planning to plan our annual kayaking excursion on July 29th.  Last year’s event had a large group of HW residents floating down the Merrimack River.  We had a few who were novices and found it very relaxing and fun.  This year we would like to propose we go to Groton MA to paddle the calm waters of the Nashua River.  The current is so calm that you can easily paddle in either direction making it possible to leave and return to the same location.  Nashoba Paddler in Groton offers kayak/canoe rentals as well as launching your own kayaks for those who already own them.

We are planning to go with a group of interested paddlers on Saturday, July 29th at 8:30 am from the Clubhouse.  Once at Nashoba Paddler, we can paddle for 2 to 3 hours then all go out to lunch afterward.  If we get 6 or more renters, the people who rent will get a 10% discount.  For those who have their own kayaks, there is a $7 fee to launch from their facility.  Please see their website for additional information.

If you are interested in joining us on this excursion, please respond to Allan Putnam @blindsuccess@gmail.com by June 25th.  I want to encourage those who have never kayaked before to try it.  It is a low impact sport requiring very limited upper body strength.  You should experience no soreness afterward as well.  Today’s kayaks are very sturdy and are difficult to flip over.  Most people that never tried to sport before are amazed on how easy and pleasurable it is.  If you wish to try kayaking before committing to this event, I will be happy to take you out on Robinson Pond in Hudson to try it in our very safe and secure kayaks.  We have introduced kayaking to a few of our residents who purchased their own and now love the sport.

5/7 HW Golf Open: Results

DRUM ROLL…. [from John Goglia]:

21  players showed up. 1 team was 1 over par. 3 teams were tied at 1 under par. Everyone said they enjoyed the afternoon.

Team #2:  Dennis Fragala, Ralph Armstrong, Larry Martin and John Goglia have bragging rights at 3 under par due mainly to Dennis’ long drives and Ralph and Larry’s birdie putts.

All in all I would say we should do something like this again but we’ll have to wait and see what the rumor mill churns up.

Meeting with Alliance to discuss Snow Plowing

To: Hickory Woods Residents,

Two members of the Board and our property manager met with Alliance Wednesday (2/22/2017) to talk about how the snow plowing is going.  During the meeting, we discussed the concerns that were brought to our attention by residents during the open Board meeting on 2/15/2017.

The primary topic of concern was the scrapes and grooves in the driveways, caused by the plowing. 

We walked around and examined the driveways where damage had been reported.  Most of the scrapes are shallow and can be covered with seal coating.  Some of the gouges are more than a half inch deep.  The deepest gouges are near the entrance of the driveways.

Alliance has determined, and we concur, that the scrapes and gouges are primarily caused by the snow blower attached to the Bobcat.  The transitions from the road to some of the driveways are sudden and create a situation where the front edge of the snow blower digs into the asphalt.  To reduce or eliminate this in the future Alliance agreed to modify the snow blower by welding a piece of metal on the front of the snow blower that will blunt the edge and reduce the degree to which it digs in.  While this will improve the situation, there is nothing that can be done to prevent scrapes altogether.  Some of these are created by rocks caught under the back scraper, some are caused by the edges of the equipment.

The shallow scrapes are cosmetic and can be covered by seal coating.  The deeper gouges are more of a concern and should be repaired.  Alliance said that they would fill the deeper gouges before people seal coat their driveways.  Exactly how this will be done is not yet clear.  Also, what options are available, if you are not planning to seal coat, have not yet been determined.  The Board continues to look into this and will provide an update in the near future.

If you live on Quarry Road or Pepper Hill Road, these scrapes are not an issue, because they will all be covered when the final top coat is applied by Mesiti this spring.

The Board and our property manager will continue to meet with and work with Alliance to find ways to improve the process and reduce damage to our driveways.  If you experience problems or have suggestions, please let us know at bod-input@hwcommunity.info

FAQ on Condominium Insurance

To Hickory Woods Unit Owners and Residents,
 At the February Board of Directors meeting, the answers to questions about the Liability Waiver were provided by the Board to the resident who were able to attend.
There was a good discussion of the topics and associated issues.  Based on the discussion the Board will take some actions to see what we can do to reduce our future liability.  You will hear more about that at the next Board meeting.
We continue to ask for you to sign and return the waiver form if you have not done that already.

HW Board of Directors: FAQ on Condominium Insurance 2/15/17
The board is providing information here to assist understanding of the current HW HOA coverage. The information is in response to owner comments following the request for owners to sign the release of liability form.
Insurance Basics:
  • As unit owners in the Hickory Woods condominium association, every resident is an owner of the common and limited common areas including the clubhouse facilities.
  • There is an insurance coverage presumption that you would not sue yourself, which is clearly true if you are the only owner and the only person on the policy.
  • If you injure yourself in your home, will your homeowner’s insurance pay for your medical costs?
    • Answer: Typically, NO. The insurance coverage will not pay. The coverage expects owners to have medical insurance. So similarly, if owners injure themselves while doing something in the condo common area, would you expect the liability insurance to pay your medical bills? Answer: NO, the coverage expects owners to have medical insurance.
    • The liability insurance is for people other than the owners, who might not have medical insurance, and who could possibly sue the HOA to pay for their medical costs.
    • To minimize HW liability, only contractors with their own proper insurance coverage are hired. The Property manager checks this before hiring them.
    • Guests and any other non-owners (random person passing through) might be a potential risk.

HW Condominium liability insurance policy:

  • Our policy explicitly excludes two things:
    1) Bodily Injury coverage for Unit Owners, and
    2) Any Bodily Injury that is due to an athletic activity, whether it is for an owner or any other person
  • It does not exclude coverage for bodily injury to Non-owners, who are doing anything other than an athletic activity.
    *  A neighborhood child or anyone else who is a non-owner is covered, if they are doing something other than an athletic activity. So, we do not have to worry about kids, or anyone else, passing through, but we must not let them use the athletic equipment.
  • If we want our guests to use the athletic equipment, they must understand that we have no coverage for that. We are accomplishing that by having them sign the waiver.
  • Guests do not have to sign a waiver for any other reasons, just for athletic activities, such as using the exercise rooms and the outdoor athletic facilities.

The HW Release of Liability document:

  • The document was reviewed by lawyers through Harvard Management services.
  • This release was written to avoid liability issues, where HW HOA does not have insurance coverage.
  • The current insurance coverage is appropriate and typical for condominium associations. Understanding typical condominium coverage was investigated as part of the board’s determination what insurance coverage to acquire.
  • Athletic equipment, specifically the exercise equipment, is maintained through a service contract arranged by the HOA. This includes twice a year regular maintenance. If one feels any exercise equipment is not working right, then one should not use it. Please report any concerns to the Board and Evergreen/Harvard Management.
  • Unit owner use of non-athletic clubhouse facilities, such as watching TV and other passive activities, are not covered because owners should be covered under their own individual medical coverage. Again, HOA liability insurance is for people other than the owners, who might not have medical insurance, and who could possibly sue the HOA to pay for their medical costs.
  • If athletic activities are conducted in other common or limited common areas other than at the clubhouse, the same insurance exclusion of coverage applies.
  • The current insurance policy for bodily injury during any non-athletic related occurrence, on any common or limited common area, will cover any person who is not an owner. If the injury occurs in areas that are not common or limited common areas, such as individual units, the HOA insurance coverage does not apply.
  • For slips and falls that happen that are not part of athletic activities, if the person is not a unit owner, the HW HOA policy covers the injury. For owners who slip and fall in their own house, the homeowner’s insurance would not pay for medical costs. The homeowner’s coverage presumes that owners have medical insurance. Similarly, if owners slip and fall in common or limited common areas, owners need their own insurance. We are trying to avoid unit owners thinking the HOA or our insurance will cover bodily injuries.

Related HW HOA issues:

  • The newly formed Clubhouse Committee will be helping to maintain the clubhouse furnishings, including any repair to clubhouse furniture.
  • There is also a service contract that covers maintenance of the elevator. Again, if anyone has a concern that the elevator is not working properly, please report the issue to the board and Evergreen/Harvard Management.
  • For the management of property in common or limited common areas, we should all be trying to make our property safe. We are all owners of the common areas. If you see an issue, report it to the property manager.

Sad News: The Passing of Tony Mesiti

Anthony Mesiti, founder of Mesiti Development and builder of our Hickory Woods Community, passed away on February 9, 2017 after a courageous battle with Alzheimer’s disease.


Windham NH – Anthony Mesiti, 73, passed away on February 9, 2017 at the Merrimack Valley Hospice House, surrounded by his family, after a courageous battle with Alzheimer’s disease.

He was preceded in death by his mother Francesca and father Salvatore. Tony was born on September 25, 1943 in Calabria Italy. As a young boy, he and his family migrated from Italy to Canada. He was educated at Notre Dame Academy in Welland, Ontario. His family later received citizenship and relocated to Lawrence, Massachusetts where they resided for many years.

As a young man, Tony was an entrepreneur at heart and yearned for success to provide his family a comfortable life. He founded National Surface Cleaning, which became the largest asbestos removal company in the North East. His company was responsible for removing asbestos from many prestigious buildings in Boston, including the Prudential Center and the Statehouse. He later founded Mesiti Development Corporation, specializing in the construction of both residential and commercial properties. His favorite projects included his many adult 55+ communities in southern NH. Built originally as a co-residence for his late mother, Tony constructed one of the largest and prominent homes in Windham NH where he proudly resided with his wife Susan until his death.

Tony was a humble and hardworking immigrant who never forgot his roots and who took the time to mentor younger employees to develop and to follow their dreams. Tony was involved and instrumental in many philanthropic organizations. The Salem NH Boys & Girls Club, serving his childhood community and is near and dear to his heart.

In addition to family gatherings, Tony loved theater and sports, holding season tickets for The North Shore Music Theater, The New England Patriots, The Boston Bruins and Boston Red Sox. He enjoyed attending games and events with family, friends and colleagues.

Tony is survived by his loving wife, Susan Mesiti, his daughter, Gina Mesiti of Salem, NH, son David and wife Beth of Salem, NH;  brother James and wife Anita of Methuen, MA, brother Ray Mesiti of  North Andover and brother Mario Mesiti of  Poultney, VT; five grandchildren, Brittany, Alyssa, Alexander, Madeline & Gabriel; and two step daughters, Nina Light and Katie Fortier plus numerous friends and business colleagues .   He also leaves behind his special and most favorite Uncle and Aunt, Tom and Theresa Mercuri, whom he loved and cherished, and will be forever grateful for their support and encouragement throughout his life.

Tony will be remembered fondly and missed by all who touched his life.

Learn to play Cribbage

The Wednesday evening “Cribbage Club” has grown to become a very popular activity. We currently have 27 members with new residents joining recently. It is great way to spend time with your neighbors while enjoying friendly games of cribbage. Many of the members had never played cribbage and learned in just a few training sessions.
Cribbage is an easy game to learn. We would like to offer to teach the game to anyone who has an interest in learning. We have a lot of people that can show you how to play that would work with your schedule.
Please note that we have many members that do not come with their spouse. This activity is not a “couples” activity so if only one person in the household wants to learn the game, please join us.

Rudd Water Heater

From Ken Julien:

Wanted to share an experience I just had with my Ruud 40 Gallon Natural Gas Water Heater. We experienced no hot water and I checked out the water heater. There is a Honeywell Control on the unit that had a blue light blinking 7 times followed by 3 second pause. After some investigation I determined that this was an indication of a Flammable Vapor Sensor (FVS) fault on the unit. After doing some research on line I determined that either the sensor went bad or had sensed some flammable vapor. I realized that Lisa had just done some spray painting in the basement and that that might be the cause of the issue. I contacted Ruud Technical Support (800-432-8373) to determine how to reset the sensor. Here are the steps that I followed that resolved the issue without calling a plumber. Technical support was very helpful and I also registered my heater at the same time.

  1. Turn the Honeywell Controller to the lowest setting
  2. Turn the Honeywell Controller off using the on/off switch on the unit
  3. Remove power to the water heater unit by unplugging cord going to outlet above the water heater
  4. Wait 10 seconds.
  5. Restore power by plugging in the cord above the unit
  6. Within 30 seconds perform the following steps
  7. Move the temperature control from the lowest to the highest level then back to the lowest level again
  8. Repeat this 7 times.
  9. On the 7th time turn the control to the original setting (like hot)

Texas Hold ‘Em Poker

Anyone  interested in playing/learning or getting reacquainted with Texas Hold’em Poker at the HW Clubhouse should notify either John Goglia  jgogs@comcast.net or Dick Loschi dick.loschi@gmail.com. Yes, anyone means women are encouraged and most welcome.

We first need to determine the level of interest before proceeding further. We plan on having at least 2 ‘training’ sessions to provide the basic structure and modify as necessary before we start playing. We want to have a minimal impact on everything else going on in the community so we are planning once a month on a Monday night. Not sure which Monday of the month yet but first orientation session will be Monday, 9/26 at 7:00pm.

This will be structured as a come whenever you can, play as long or as short as you wish social, friendly game. The plan is not to have an elimination format so that everyone stays in the game until they voluntarily opt out. The buy in will be $20 or less. Further details will be provided at the orientations.
